Renting a house or bungalow or apartment in Gran Canaria, with long-term lease:

Most owners here in Gran Canaria offer long term rentals, usually with a 1 year rental.

The 12-month contracts can be extended up to 5 years as this is automatically determined by the legislator.


When concluding a lease, it is self-evident here on Gran Canaria that the deposit and the first month's rent will be paid immediately upon signing in cash.
The following rental payments can then be paid by bank transfer, or, if the landlord desires, monthly in cash against receipt.


The launcher of the broker:
In the case of lease cancellation, the broker will be paid 1 month rental fee in cash.


The termination of a lease:
The termination of the lease can be made in most cases only if the first lease expires, but there is also the alternative possibility of prematurely dissolve the lease by a successor tenant.


At the end of the tenancy, the accommodation must be returned to the landlord in the same condition. After the landlord has received his last bills of electricity and water by the tenant, this pays the deposit back to the tenant.


Keeping pets:
In the south of Gran Canaria it is very difficult to sign a lease if you are in possession of larger animals.
This does not always decide the landlord, but can also be decided by the property management (Comunidad) of the plant.
On Gran Canaria, the rents are quite different in height and are between about € 650, - and € 2,500, -, depending on the size of the apartment or bungalows, as well as the location. So you pay in the tourist areas of Playa del Ingles, Maspalomas, Meloneras, Arguineguin, Pasito Blanco, Puerto Rico, Puerto Mogan, San Agustin between 750.- to 2000.- Euro per month for an apartment or bungalow. There are sometimes very cheap so-called bargains, this can happen quite often, that the accommodations are often in poor condition, or at not very popular places.


You should know that Playa del Ingles was founded in the sixties / seventies, so the construction is accordingly small and often poorly landscaped. Meloneras and El Tablero, where Meloneras is one of the more expensive residential areas.


If you want to rent it is advisable to rent outside the tourist area. Here the prices are significantly cheaper and the living space is much larger. These places are usually 5 to 15 minutes away from the tourist area.
